Dear Friends & Neighbors –
The new year is right around the corner! We are so pleased to have had a successful 2017, our second year as an independent brokerage, in large part thanks to your support! In addition to our new office in Arlington, we have been fortunate enough to attract several top quality agents to our family. This led us to 25% team growth and 35% increase in our 2017 sales volume compared to last year.
Each step forward for Wydler Brothers translates to greater service for our clients. By ironing out the transaction details, we hope you can enjoy more moments with your loved ones, especially with snow-filled activities this time of year.
Happy holidays, and see you in 2018!
Santa’s workshop isn’t the only place going into overdrive right now – the DC real estate market is cranking out deals. Everyone is trying to get their home on and off the market before 2018, worried about how new tax laws would impact proceeds. The number of new contracts last month was the highest activity of any November this decade, up 2.2% from 2016. And despite a continued trend of inventory decline year-over-year, more homes “went live” this November than last. Some deals are forming out of that desire to go quickly, leading to lower prices and buyers asking for a laundry list of inspection repairs.
But clearly some homeowners are holding strong, which can stymie potential buyers even if the list price is market value. DC ranks second on the East Coast when it comes to million-dollar home sales, with 2,279 closed transactions at that price range in the last 3 years. The median sales price continues to rise, up $18,000 from last year. The biggest news is that low-end homes (bottom third of the market) are appreciating at almost five times the rate of high-end properties (top third of the market). So making the leap from starter to luxury homes just got a little bit easier.

If you could sum up the year, 2017, in one word—no, one color—what would it be? For Pantone, it’s swatch 18-3838, otherwise known as “Ultra Violet.” According to the announcement of this year’s Color of the Year, Pantone wrote, “Inventive and imaginative, Ultra Violet lights the way to what is yet to come.” Read more here.
