We made it: 2018! For many of us, a new year means hitting “reset” on life – getting things in order, organizing your space, and reaffirming your goals. Need a bit of inspiration to jumpstart your year? The Washington Post recently posted about our brokerage, and how a crazy accident sparked the move to make Wydler Brothers independent. Motivation can be found in both the good and the bad times, so seize the day!

Market Overview

Lots of real estate professionals are throwing their predictions into the ring for how 2018 will shape up. After parsing through the information, here are the most common forecasts for the upcoming year in real estate:
1. Temperatures may be all over the map right now, but one thing steadily on the rise are home prices. At an average of 5-6% increase, homes on the bottom end of the spectrum (starter homes) are predicted to jump up as much as 11% and luxury homes just around 3%.
2. Your waistline isn’t the only thing feeling tighter after the holidays; the inventory supply is expected to hit new record lows. After November 2017’s historic low of 3.4 months of supply (a healthy market has enough homes on the market to handle 6 months of activity), experts are predicting a continued decline in listings.
3. New builds will still increase, but not to the level needed for the growing population, which is around 1.7 million units per year. This is due to the low number of construction jobs compared to pre-recession levels.
All in all, it looks like a seller’s market: few homes to compete with, lots of buyers looking and wanting to act quickly. But some are optimistic that builders will respond to the demand and that national lenders will be able to reduce mortgage rates due to a corporate tax cut. We’ll just have to wait and see what 2018 has in store!

We can’t wait to see you there!
