Dear Friends & Neighbors –

We are lucky to live in a place where every time you turn around, there is a new development or activity in which to take part. Between Petworth’s new meditation garden, the National Building Museum’s “Fun House” exhibit (who can resist jumping in that ball pit), and DC United’s new stadium unveiling, there’s a lot to do in the District!

One historic attraction to take advantage of is the set of lockhouses on the C&O Canal. Originally built in the 1830’s, six of these have been restored for overnight stays to help us get off the grid. But for those of you looking to stay connected, never fear – WMATA has announced that all 91 stations will have free WiFi by the end of the year. What a time to be alive – you can now play HQ Trivia while underground!

Market Overview

Typically this time of year is for vacations and relaxation – not just for you and your loved ones, but for the real estate market as well. However, we aren’t seeing any indication of a slow down. Median home prices in the DC area are the highest in a decade, with some neighborhoods showing as much as 33% appreciation over the last year! Owners are seeing this data and seizing the moment, which is good news for buyers. Inventory across the region was up 3% year-over-year in May, and June saw 4.5% more active listings to choose from than the previous month.

Need more convincing that now is a good time to make a move? A survey of lenders by Freddie Mac shows that mortgage interest rates are dropping, part of a month-long slide that may continue on the short term. Every bit makes a difference, especially for first-time homebuyers breaking into the market. But did you know that a common misconception is that you need to put 20% down on a purchase? That perceived cash requirement halts many potential buyers, but experts say you’re better off buying sooner with a lower down payment if you can. The sentiment is that while mortgage rates are still historically low and real estate remains a stable force in a more unpredictable market, it is wise to pay a bit more monthly and see a greater return on your investment long-term. All in all, conditions are favorable whether you are looking to buy or sell!
