Market Overview

Schools may be out for summer break, but the real estate market is as active as ever. Intense competition is still the norm for listings that are fairly priced, leading to quick deals and increased close prices – for example, the average “days on market” for properties sold in McLean went down 38% year-over-year, and 28% of our region’s listings this Spring were on the market for over $1 million (up from 25% last year and 20% in 2016). If you’re a buyer, it also means that your investment will be profitable sooner than ever. The median “breakeven horizon” for the DC Metropolitan area is just 2.96 years, a drastic drop from 4.7 years at the end of 2017.

Much of this activity is highly concentrated in DC proper and other “downtown” areas of the DMV. Condominium and apartment buildings with 50+ units are being built and bought up at unprecedented levels. Suburbs don’t want new development to upend the community vibe they have, so construction is increasingly focused on urban centers which require high-rises to be profitable. But there is a continued demand for these units, to be expected as millennials are beginning to drive the market – the National Association of Realtors found that the median age of first-time homebuyers in the U.S. is 32, and first-timers accounted for 46% of new mortgages in the first quarter of 2018. However, with technology and teleworking on the rise as well, people are starting to spread out, also helping to promote local businesses and decrease congestion. All of this to say that our market is efficient and strong!

Cathy Johnson

Cathy grew up in Bethesda, Maryland and is a 3rd generation Washingtonian. After a 25-year career as an Interior Designer and small business owner, and more recently as a Realtor, Cathy brings to the brokerage a wealth of experience in sales, contract negotiations, home staging and home renovations. Her strong base of loyal repeat clients is the secret to her success.

As a real estate professional, she prides herself on giving her clients the most precise and up-to-date feedback on the market, its trends, comparable sales and property values. As an Accredited Staging Professional, she helps clients prepare and stage their homes to sell, as well as helps buying clients envision changes they can make to their new home to make it theirs.

Cathy is very involved in the community, lending her time to various local charities, alumnae associations, and her church. When she’s not working, Cathy loves traveling and spending time with family and friends.


Lauren Wiley

Lauren received a bachelor’s degree in Mass Communication at Lynn University in sunny Boca Raton, Florida. She began her career in public service as a Public Affairs Specialist for the United States Navy in Bethesda, Maryland. She transitioned to real estate in 2013 and never looked back. Her specific area of expertise is first time home buyers and relocation. Lauren specializes in applying her expertise of negotiating and communications to consistently exceed client expectations. When she isn’t working with clients, Lauren enjoys traveling, cooking, photography, family time, yoga and all things outdoors.
