Are you all enjoying the sunshine one day and then a prediction of wintry mix the next? Amidst it all, we promise that the spring season is upon us here in DC. One indicator we always look to is the annual Cherry Blossom Festival, which takes place downtown. Peak viewing is a small window of time in late March, so check out this list to have the best experience possible. You won’t want to miss our historic capital decked out in pink. From the kite festival and parade to the specials offered by several area restaurants, it’s sure to be a fun & beautiful time in the District.


Market Overview

The Tidal Basin isn’t the only thing blooming early in DC this year! The average sales price for a DC metro area home is up 2.5% from January (at $410,000) in addition to a 12.5% increase in new contract activity. Nevertheless, just like our unpredictable weather toying with the cherry blossoms, low inventory is stunting the market: even with a decade-high for sale prices in February, housing supply region-wide has dropped year-over-year for 22 consecutive months. This means fewer closings and lower sales volume overall.

A report by Genworth Mortgage Insurance illustrated a “return of First-Time Homebuyers,” who made up over half of mortgages and 39% of single-family home purchases at the end of 2017, but the inventory crunch, especially on the lower end, has pushed more people to continue renting. Even on the higher end, repeat buyers are considering renovating and remaining in their current homes due to the ever-increasing mortgage rates. Challenging conditions meet growing demand, so the market is just as steady as always. One thing to consider if you are staying put is making sure your home changes with you – smart technology can make it safe and easy to live the lifestyle you want and need.

Stacie Hennig Davis

As a former consultant for both PwC and Accenture, Stacie understands the importance of listening to her clients and understanding their needs. Always having a passion for real estate, Stacie decided to become a full time realtor in 2005 and never looked back.
