Dear Friends & Neighbors –

Sunny days and 80-degree temperatures mean more time outside enjoying the Metropolitan area: rooftop bars and movies on the Potomac are just a couple of great places to get your outdoor fix! As Memorial Day draws near, remember to take time to honor those who have served in the military – participate in wreath-laying at Arlington National Cemetery, support the troops parading on the Mall, and listen to an all-star lineup at the Memorial Day Concert.

If you need to cool off this summer, head over to Lia’s in Chevy Chase. Take a close look at the menu and you’ll find our signature drink: the Wydler Brothers Margarita. For the month of June, we will be donating $1 from each margarita ordered to A Wider Circle. And don’t forget to take a selfie with your margarita and tag us on social media: @wydlerbrothers, #WBDrinkAndDonate.

Market Overview

Unlike the weather we’ve been experiencing, the real estate market is in the midst of a “perfect storm.” We have mentioned the ever-tightening inventory crisis before (now down 22% compared to last year) – but people aren’t just staying put willingly. With rising labor and material costs, builders are having a hard time justifying construction of homes in the starter and “move-up” categories. This means even someone who is motivated to sell doesn’t have many options for their purchase. It is possible to navigate this situation if you’re flexibleThe most common tips are looking at fixer-uppers, finding off-market opportunities through databases like our Private Label MLS, and rethinking your desired area.

As the DC area continues to improve transportation, regions a little farther from downtown like Silver Spring, MD and Reston, VAare becoming more appealing and accessible. Areas like Wheaton have tapped into this trend and are now revitalizing the area as more family and community oriented. And DC is putting a focus on more affordable housing with its $100M annual trust fund, so this trend may reverse soon. A number of developers are generating mixed-use projects set to break ground as soon as 2020.

1,000 Bed Challenge: Complete!

As you all know, Wydler Brothers Real Estate has been working with A Wider Circle, a local organization with the mission of ending poverty. For the past few years, WB has been working hard to complete our charitable initiative: the 1000 Bed Challenge. One of our goals as a brokerage is to help you, our clients, find a place you’ll love to call home, and so it was only natural that this partnership be centered around providing families with an essential part of the home: a bed. In March 2018, Wydler Brothers reached (and has since surpassed) our goal of donating 1000 beds to people in need! We could not have done it without your support along the way, so thank you for making this dream a reality.

Stay tuned for the announcement of our newest initiative with A Wider Circle, but in the meantime, head over to Lia’s Restaurant to support a great cause in the easiest (and most delicious!) way possible.
