With the leaves changing and the weather finally turning, it’s time to bring out the flannel, light some candles, and plan your Halloween costumes. You have lots of occasions to dress up this month in DC, from “Boo at the Zoo” and Petworth’s Dia de los Muertos celebration to FrightFest for all you thrill seekers.

MARKET OVERVIEW

The spookiest part of the market right now may be rising mortgage rates. The 30-year conventional rate is expected to peak around 5% this year. While the impact is obvious for buyers, sellers want to heed this increase when thinking about their list price as well. All of this should be kept in perspective though; rates are still historically low, compared to the 6-10% levels seen in the 80’s and 90’s. And there are plenty of ways to come out on top if you prepare your finances ahead of time – real estate agents and lenders can help you think through all of the factors when making a buying or selling decision.

Even with the changing economy, buyers of all generations are still out there. Recent reports show that 46% of homebuyers this past year were millennials, and the excitement and conveniences of city-living has made DC and other metro-accessible areas a desirable retirement option. 83% of those in “Gen Z” plan to purchase within 5 years, and actually prefer suburbia where they can get more bang for their buck. All of this to say that properties listed at the right price can still fly off the shelves before the winter season hits, but you have to be strategic and look at your position compared to other listings!

Theo Harding

Before getting into real estate, Theo worked on U.S. Senate & U.S. Presidential campaigns and later owned small businesses on Capitol Hill. This experience provided him with the unique opportunity to work with visionaries who developed the most successful strategies taking place in the marketing of campaigns, direct mail, media and event-based fundraising for candidates. Today, Theo utilizes a campaign strategy approach and his DC network to market and sell your house and find you a new home.

As a 4th generation Washingtonian and former local delivery service owner, Theo is a logistics expert in the DC, MD & VA metro areas. He will save you time in your search by listening to you and matching your wants and needs to the local real estate market. Theo is passionate about helping people and rarely misses an opportunity to assist a friend or colleague with a community charity fundraiser and has served on several local boards and startups. He is an active husband and father currently raising two sons in Kensington, MD.

Will Miner

As a lifelong resident of Northern Virginia, Will knows and appreciates all of the unique elements that make the DC metro area so remarkable. A graduate of Wake Forest University with a degree in economics, Will brings a valuable, analytical perspective and rigorous attention to detail that compliments the genuine commitment he has for his clients. Possessing an inherent entrepreneurial spirit and passion for real estate in the area makes Will a strong advocate throughout the entire transaction process. When he’s not assisting clients, Will can be found at his home away from home in Nationals Park, or satisfying his love for history at one of D.C.’s many storied museums.
