Autumn always brings a sense of renewal and transition. The patterns we see in nature seem to be mirrored even in facets of our lives like real estate. Our market is a great example of this, experiencing constant turnover; in fact, DC had the 5th highest “pre-mover index” of a survey of US metropolitan areas. This means an above-average ratio of homes will hit the market in the following 90 days, based on mortgage applications. And this is the norm for us – the DMV has a high rate of inter-region migration. People of all ages move into the city for work or amenities, and they move out for space and affordability.
In some cases, new builds are becoming an affordable option by comparison as home prices continue to rise. The gap between new construction and the resale market is the smallest it has been since 2010, at a premium of just 28%. This is not only great news for the builders, but also for homeowners looking to trade up.
Positive economic news is opening up the game for first-time homebuyers too; lenders report that while loan application volume remains steady, the average loan size has dropped to a 2018-low, meaning more starter homes are being purchased. Have your finances in order and get your mortgage questions answered – you never know when the next real estate opportunity is right around the corner, or just across the river!

We would like to introduce you to the newest member of the brokerage
A New York native, Eliot took an interest in real estate at a very young age when she would go on listing appointments with her father, a realtor in Millbrook, NY. She graduated from Ohio Wesleyan University in 2011 with a major in Journalism and started her career at the Chicago Tribune. She has always worked closely with clients, and when she made the move to Washington, DC she decided to pursue her longtime interest. She began a career in Commercial Real Estate where she learned about the residential DC market. Eliot works closely with Hans Wydler as his listing specialist, and helps clients prepare their homes for market. She and her husband (who also works in real estate) live in Kalorama, DC and love exploring new neighborhoods downtown.
